Starting in 2028, a Life Cycle Assessment (LCA) will become mandatory for new construction projects larger than 2,000 m². In fact, two years later, in 2030, that obligation will apply to all new construction in Europe.What exactly will be mandatory? The reporting of the Global Warming Potential (GWP). That is a calculation of the total CO₂ emissions over the entire lifetime of your building: from material production to demolition.
So what does that mean specifically for your real estate project?
As an owner or manager of non-residential property, you will have to deal with:
✓ Stricter reporting requirements in permit applications
✓ Higher expectations from financiers and governments
✓ Impact on ESG targets, BREEAM scores and future returns
In other words, a life cycle analysis will soon no longer be a nice-to-have. Without it, your project more likely to result in delays, additional costs or even downtime. As a property owner or manager, you definitely want to avoid that.
And what about Life Cycle Assessment in Flanders?
Although Flanders has not yet legislated the European deadlines, we are already in a transition phase here:
- TOTEM, the Flemish calculation tool for LCA, is increasingly used in permit files
- Government contracts and sustainability labels such as BREEAM or GRO already require an LCA by default
- In renovations, LCA is increasingly coming to the table as a ‘voluntary obligation’
The signal is clear: starting LCA now = saving time later, avoiding risks and scoring stronger on sustainability.
